Employee References:
Your last three years employment history will need to be acounted for. This includes, periods of unemployment, school, college, university, time abroad.
Your current employer will confirm your, period of employment, earnings, character reference. If less then 3 years previous references may be needed.
Character References:
Someone who’s known you personally for at least 3 years and can vouch for your good character. Typically, this person would be in a responsible occupation such as, Policeman, Judge, Doctor, Company Director, MP, etc.
Previous Landlord, or Mortgage Lender Reference.
Bank Reference.
Credit Check.

Normally one month’s rental in advance, when you sign a lease you will require two months rental.

Find The Proerty**

Research and Plan the area you want to live:
Local Amenities: Shops-Schools-Buses-Train Station, etc.
If you have a car check the parking availability and if ‘on road parking’ check the street, in the evening, for parking.
Be honest about where you can live, no matter how appealing the property or the rent.
Example: If you want peace and quiet don’t pick a flat in a house with students. Don’t pick accommodation miles from anywhere if you don’t have a car or like walking. A nearby pub or night club could be irratating.
Don’t be desperate or need a quick move and allow 4-6 weeks. Planning in advance allows you to maintain control and avoid impulse decisions.
Always be honest with the agent about what you want. Make a checklist of all your requirements.
Don’t suffer in silence or compromise, if you’ve a problem or doubt tell the agent.
Before signing any, contract, lease, you should study and understand it, and, if you’re unsure take it to someone who does.
Insurance and liability can be a bit confusing but it will be contained in the print of your lease. Generally you will be responsible for the contents of your home, whether it belongs to the landlord or is your own..

Other Typical Liabilities:**

You are responsible for the reasonable upkeep and cleaning of the accommodation.
Broken or damaged furniture. (If furnished)
Dirty, burnt, or ruined, carpets, curtains, upholstery, etc.(If furnished)
You could be responsible for broken, damaged, toilet pedestal, bath, sink, glass, etc, if neglect.*
Damage or unreasonable wear of decorations and paint work.
If there is a garden you could be responsible for the care of it.
Allow the landlord,  agent, tradesmen, resonable access, to the property .
You must respect your neighbours, ie, loud music, drunkiness, loud parties, unreasonable behaviour, bad language, fighting, etc, is unacceptable.
The property must be vacated by the date agreed,  left in the same condition as you moved in, and all your possesions, and any rubbish, must be cleared.
If your agreement disallows, smoking, pets, children, etc, a breach of lease could cost you a considerable amount of money with the possible inconvenience of being evicted.

The, breakdown, servicing, maintainance, expirey, of fixtures, fittings, equipment, inc:
Plumbing, Electrics, Heating, Building, Doors, Windows, etc.*
The Law States:*
The Landlord is responsible for the health and safety at the accomadation, he must have a yearly Corgi Registered Service  and Safty certificate for any Gas appliances. The accommodation must comply with fire regulations, the electrics must be safe, and there must be no dangerous hazzards.
