You are responsible for the reasonable upkeep and cleaning of the accommodation.
Broken or damaged furniture. (If furnished)
Dirty, burnt, or ruined, carpets, curtains, upholstery, etc.(If furnished)
You could be responsible for broken, damaged, toilet pedestal, bath, sink, glass, etc, if neglect.*
You could be liable for damage and unreasonable wear of the decorations and paint work.
If there is a garden you could be responsible for the care of it.
You must allow the landlord, agent, tradesmen, resonable access, to the property .
You must respect your neighbours, ie, loud music, drunkiness, loud parties, unreasonable behaviour, bad language, fighting, etc, is unacceptable.
The property must be vacated by the date agreed, left in the same condition as you moved in, and all your possesions, and any rubbish, must be cleared.
If your agreement disallows, smoking, pets, children, etc, a breach of lease could cost you a considerable amount of money with the possible inconvenience of being evicted.

Plumbing, Electrics, Heating, Building, Doors, Windows, etc.*
The Law States:*
The Landlord is responsible for the health and safety at the accomadation, he must have a yearly Corgi Registered Service and Safty certificate for any Gas appliances. The accommodation must comply with fire regulations, the electrics must be safe, and there must be no dangerous hazzards.
* Providing its determined the cause of fault or damage wasn't from, tenant neglect, purposlely damaged, unapproved repair.
